Opportunistic

We focus on identifying distressed assets that we can add value to through repositioning. These properties usually have significant existing income streams or a path to quickly creating them. Many times the value we create is done through optimizing operations of the asset and completing capital improvements that will boost revenues and reduce operational costs. These deals can have strong overall returns when we are able to find and purchase them. However, due to these being more competitive deals to acquire we focus primarily on opportunistic investments.

With our opportunistic investments we are looking at properties that have inherent challenges that has caused other investors to turn away. These are the highest risk opportunities that we undertake. However, this added risk also implies greater return. These opportunities include land development, spec development, deep renovations that lead to the income stream of the asset being completely or nearly absent while being undertaken. These properties many times have little to no income when purchased and can take a considerable amount of time to establish their income streams.


Integration

Our firm is vertically integrated developing, constructing, owning, and operating assets in our portfolio. This gives us more control over our investments, in addition to controlling more of the value chain to yield higher returns.


Market Selection

We focus in the southeast on smaller markets known as secondary and tertiary markets carefully selected for high growth potential. Our market selection strategy contributes to our overall growth strategy.
